These Terms & Conditions govern your use of the THERMI-PROPS LLC website, quote forms, Client Portal, and property-care services. By using our website, submitting a service request, accepting a quote, purchasing a service plan, or entering into a service agreement with THERMI-PROPS LLC (“THERMI-PROPS,” “we,” “us,” or “our”), you agree to these Terms.
1. Our Services
THERMI-PROPS provides residential and commercial property-care services, which may include lawn care, landscaping, property cleanup, hedge and shrub care, mulching, pressure washing, exterior property maintenance, and related services.
Service availability may depend on property location, property condition, scheduling availability, weather, equipment availability, and the scope of work requested.
Submitting a quote request does not guarantee service availability or create a service agreement.
2. Quotes and Estimates
Quotes and estimates are based on the information available to THERMI-PROPS at the time they are prepared.
Pricing may change if:
The property's actual size or condition differs from the information provided.
Additional labor or materials are required.
The scope of work changes.
Hidden or unexpected property conditions are discovered.
The customer requests additional services.
Any material changes to pricing should be communicated before additional work is completed whenever reasonably possible.
3. Service Plans
THERMI-PROPS may offer recurring property-care plans and promotional pricing.
Certain promotional offers may require a 12-month service agreement.
Where advertised, an eligible customer may receive:
First Month: $29.95
The promotional rate applies only to qualifying services and customers and may be subject to additional eligibility requirements disclosed before enrollment.
Regular recurring pricing begins after the promotional period according to the customer's selected plan and service agreement.
Pricing may vary based on property size, location, service frequency, selected services, and property conditions.
The terms shown in an individual customer's signed service agreement control if they differ from general website information.
4. Appointments and Scheduling
Appointment times are estimates unless THERMI-PROPS expressly confirms a guaranteed arrival time.
Service schedules may be affected by:
Weather
Traffic
Equipment issues
Earlier jobs
Staffing
Safety conditions
Property access
Events outside our reasonable control
THERMI-PROPS may reschedule a service when necessary and will attempt to provide reasonable notice.
5. Property Access
Customers are responsible for providing safe and reasonable access to all areas necessary to perform the scheduled service.
Customers should:
Unlock applicable gates.
Secure pets.
Move vehicles when necessary.
Remove fragile or valuable items from work areas.
Inform THERMI-PROPS about irrigation equipment, underground systems, cables, landscape lighting, or other potentially hidden property features.
If our team cannot safely access the property, the appointment may need to be rescheduled.
6. Customer Responsibilities
Customers must provide accurate information relating to the property and requested services.
Customers should disclose known hazards or conditions that may affect the work, including:
Underground utilities
Irrigation equipment
Electrical wiring
Septic systems
Pest or animal hazards
Unstable structures
Hazardous materials
Restricted access areas
THERMI-PROPS is not responsible for undisclosed conditions that could not reasonably have been identified before beginning service.
7. Payments
Customers agree to pay all charges associated with services they authorize.
Depending on the selected service or plan, payment may be required:
Before service
At completion
On a recurring schedule
According to an invoice
Automatically through a stored payment method
Applicable taxes, material charges, service fees, or other agreed charges may be added where required.
8. Recurring Payments
Customers enrolled in recurring service may authorize THERMI-PROPS or its payment provider to charge the payment method on file according to the agreed billing schedule.
Customers are responsible for maintaining a valid payment method.
Authorization for recurring billing remains effective until the applicable service agreement is terminated according to its terms.
9. Cancellations and Rescheduling
Cancellation and rescheduling requirements may vary depending on the service or service agreement.
Customers should provide reasonable advance notice when canceling or changing an appointment.
THERMI-PROPS may establish cancellation, rescheduling, missed-appointment, or early-termination charges when those terms are disclosed before the customer agrees to the service.
For customers under a fixed-term service agreement, cancellation of an appointment does not automatically cancel the underlying agreement.
10. 12-Month Agreements
If a customer enrolls in a promotional or recurring plan requiring a 12-month agreement, the customer agrees to maintain the applicable service plan for the contractual period unless the service agreement provides an available cancellation option.
Any early cancellation terms, applicable charges, or exceptions should be disclosed in the customer's service agreement before enrollment.
11. Weather and Service Conditions
Outdoor property services are affected by weather and environmental conditions.
THERMI-PROPS may postpone, modify, or reschedule services due to:
Heavy rain
Lightning
Flooding
Hurricanes
Tropical storms
Excessive heat
Unsafe ground conditions
Government warnings
Other unsafe conditions
Weather-related rescheduling does not necessarily constitute cancellation of a recurring service agreement.
12. Landscaping and Natural Materials
Plants, grass, trees, shrubs, soil, mulch, and other natural materials can be affected by weather, pests, irrigation, disease, soil conditions, customer maintenance, and environmental factors outside THERMI-PROPS' control.
Unless expressly provided in writing, THERMI-PROPS does not guarantee the survival, growth, color, or long-term condition of plants or other living materials.
13. Photos and Service Documentation
THERMI-PROPS may take photographs of work areas before, during, or after service for purposes such as:
Service documentation
Quality control
Customer support
Dispute resolution
THERMI-PROPS will not use identifiable private customer information for advertising solely because service documentation photographs were taken.
Separate permission may be requested when photographs are intended for marketing purposes.
14. Independent Service Professionals
THERMI-PROPS may use employees, contractors, subcontractors, or qualified service professionals to complete certain services.
THERMI-PROPS may provide those professionals with information reasonably necessary to perform the assigned work.
15. Client Portal
Customers may receive access to a THERMI-PROPS Client Portal.
The portal may provide access to:
Upcoming appointments
Service history
Quotes
Invoices
Payments
Property information
Service photographs
Messages
Additional service requests
Customers are responsible for maintaining the confidentiality of their login credentials.
16. SMS and Electronic Communications
Customers may elect to receive service-related or promotional communications by text message.
Message frequency may vary. Message and data rates may apply.

Marketing consent is not required as a condition of purchasing services.

17. Website Use
You may use the THERMI-PROPS website only for lawful purposes.
You may not:
Attempt unauthorized access to website systems.
Interfere with website security.
Introduce malicious software.
Copy or misuse proprietary website content.
Use automated systems to disrupt or improperly extract website information.
18. Intellectual Property
THERMI-PROPS names, logos, website designs, graphics, service descriptions, photographs, software interfaces, branding, and other original materials are owned by or licensed to THERMI-PROPS LLC.
They may not be copied, reproduced, distributed, or commercially used without authorization.
19. Third-Party Services
Our website or Client Portal may integrate with third-party services for functions such as payments, scheduling, communications, maps, analytics, and customer management.
Those providers may have separate terms and privacy policies.
THERMI-PROPS is not responsible for third-party platforms outside our reasonable control.
20. Service Satisfaction
Customers should contact THERMI-PROPS promptly if they believe a service was not completed according to the agreed scope of work.
We may inspect the property and determine an appropriate resolution based on the circumstances and applicable service agreement.
Any re-service or adjustment is subject to reasonable verification of the issue.
21. Limitation of Liability
To the extent permitted by applicable law, THERMI-PROPS will not be responsible for indirect, incidental, special, or consequential losses arising from use of our website or services.
Nothing in these Terms excludes liability that cannot legally be excluded or limited.
22. Force Majeure
THERMI-PROPS is not responsible for delays or inability to perform caused by events reasonably outside our control, including severe weather, hurricanes, natural disasters, government actions, utility disruptions, supply shortages, labor disruptions, or similar events.
23. Privacy
Use of personal information is governed by the THERMI-PROPS Privacy Policy.
By using our website and services, you acknowledge that you have had an opportunity to review that policy.
24. Changes to These Terms
THERMI-PROPS may update these Terms periodically to reflect changes in services, policies, technology, or applicable requirements.
The current version will be posted on our website with an updated effective date.
Changes to these website Terms do not retroactively modify a separately signed customer service agreement unless permitted by that agreement and applicable law.
25. Governing Agreements
For customers who sign a separate estimate, proposal, recurring service agreement, commercial contract, or other written agreement with THERMI-PROPS, that agreement may contain additional or different terms.
If there is a conflict, the signed agreement will control for the applicable service.
